What services does Prestige National provide?

We offer a full suite of title, escrow, and closing services for residential, commercial, and development projects of all sizes. Our work includes title searches and examinations, escrow management, lien and code violation resolution, construction draws, mass closings, and the issuance of title insurance policies.

Why do I need title insurance?

Title insurance protects buyers and lenders against financial loss from defects, liens, or claims against the property’s title. Even new construction projects can carry risks due to prior ownership issues, unpaid taxes, or undisclosed liens. Title insurance provides peace of mind and long-term protection.

What’s the difference between an owner’s policy and a lender’s policy?

An owner’s policy protects the buyer’s ownership rights for as long as they or their heirs have an interest in the property. A lender’s policy protects the lender’s financial interest until the mortgage is paid off or refinanced.

Who selects the title company?

In many cases, the buyer chooses the title company. However, sellers, developers, or lenders may specify a preferred company in contracts. We often work with developers and real estate professionals to ensure Prestige National is included in project documentation for consistency and reliability.

How long does a typical closing take?

Closings can vary depending on the complexity of the transaction. A straightforward residential closing may take 30–60 minutes, while commercial or development closings may involve more documentation and coordination. Our goal is always to keep the process efficient and stress-free.

What do I need to bring to closing?

All buyers and sellers should bring a valid government-issued photo ID. Depending on the transaction, additional documentation or funds may be required. Our team will provide you with a clear closing checklist in advance so you are fully prepared.

Can Prestige National handle large-scale or multiple closings?

Yes. We have dedicated teams for residential subdivisions, commercial developments, and condominium sellouts. For projects involving many buyers or complex financing structures, we provide round-the-clock support and assign a dedicated team to coordinate every closing seamlessly.

What happens if title issues are discovered?

Our team works quickly to resolve any problems, whether they involve liens, judgments, code violations, or other defects. We collaborate with municipalities, lenders, and attorneys to clear obstacles before they can delay or derail your closing.

How long does my title insurance coverage last?

An owner’s title insurance policy lasts as long as you or your heirs hold an interest in the property. A lender’s policy remains in effect until the loan is satisfied or released.
